Real estate video voiceover: narrate listing videos with an AI voice

A walkthrough video sells a home better with a calm voice telling buyers what they are looking at. Hiring a voice actor for every listing is slow and costly, and recording yourself takes retakes and a quiet room.

This guide shows how to write a short listing script, choose a narrator voice, and voice the whole video with the free SuperClonica engine: one file per shot, the same voice for every listing, and other languages for buyers from abroad.

Write the script in the order of the footage

Watch the video first and write one or two sentences per shot: the opening view, then the rooms in the order the camera walks through them, the standout features, the neighbourhood and a closing line with how to book a viewing. At a calm pace a narrator reads about 150 words a minute, so a one-minute video needs about 150 words. Write numbers the way they should be read, for example “three bedrooms” and “one hundred and twenty square metres”.

Pick a narrator voice

On the page of any narrator voice, type a line of your script, 30 to 100 characters, and press Voice it: you hear the result in seconds, free and without an account. A warm, unhurried voice suits family homes; a crisp one suits city flats and commercial property. Most catalog voices were recorded in Russian and can keep a slight accent in other languages, so test a sentence in your language before you choose.

Voice every shot offline

Install the free engine with python -m pip install superclonica-cpu and put each shot’s text in its own file. Then run, for example, superclonica --text-file shot1.txt --voice F2 --lang en --normalize --output shot1.wav for each shot. Put the files on your editor’s timeline under the matching clips. If a line runs longer than its shot, shorten the sentence or use --speed; --normalize keeps every clip at the same loudness.

The same tour for buyers from abroad

Translate the script and voice it with the same voice in another language: the engine speaks 31 languages, including English, Spanish, German, French and Russian; Chinese is not supported yet. Have a native speaker read the translation once before you publish, because addresses, prices and local terms are easy to get wrong.

Accuracy and voices you may use

A listing voiceover is a statement about a real property: check every number, room and feature against the listing before you publish. Do not use the voice of a real person without their consent. To narrate in your own voice, train it once in the studio from a clean 5 to 10 second recording. Note that SuperClonica makes audio files; AI voice agents that answer or make phone calls to leads are a different kind of product.
